James Property Mortgages
Privacy PolicyLast updated: 29 May 20261. Who we areJames Property Mortgages is a trading name of James Property Mortgages Ltd, a company registered in England and Wales (Company Number 15766411).
We are not authorised or regulated by the Financial Conduct Authority. We act as an introducer only and do not provide financial advice, recommendations, or arrange mortgage contracts. Our role is limited to introducing you to third-party mortgage brokers, advisers, or lenders who are authorised and regulated by the FCA and who can give you regulated advice and arrange products on your behalf.
For the purposes of UK data protection law (the UK GDPR and the Data Protection Act 2018), James Property Mortgages Ltd is the data controller for the personal information described in this policy, up to the point at which we introduce you to a third party. This policy explains what information we collect about you, how we use it, who we share it with, and the rights you have over it.
2. The information we collectDepending on how you interact with us, we may collect:
- Identity and contact details — your name, email address, telephone number, and postal address.
- Enquiry information — details you give us about what you are looking for (for example, the type of mortgage or property finance you are interested in, property details, deposit or loan amount, and your general circumstances) so that we can make an appropriate introduction.
- Communications — the content of messages, emails, calls, or WhatsApp exchanges you have with us.
- Technical and usage data — your IP address, browser type, device information, and how you use our website, collected automatically through cookies and similar technologies (see section 9).
We only collect the information we need to respond to your enquiry and to introduce you to a suitable regulated firm.
3. How we collect your informationWe collect personal information:
- Directly from you — when you complete a form on our website, call or message us, or otherwise contact us.
- Automatically — through cookies and analytics tools when you visit our website.
- From third parties — occasionally, where a referral partner introduces you to us with your consent.
4. How and why we use your informationWe use your personal information for the following purposes, relying on the legal bases set out below:
- To introduce you to a regulated mortgage broker, adviser, or lender. This is the core of what we do. We pass your details to a suitable FCA-authorised firm so they can contact you and provide regulated advice or arrange a product. Legal basis: steps taken at your request prior to entering into a contract with a third party, and our legitimate interests in operating an introducer service.
- To respond to your enquiries and communicate with you. Legal basis: legitimate interests / your consent.
- To send you marketing, where you have asked us to or where permitted by law. You can opt out at any time. Legal basis: consent or legitimate interests.
- To operate, maintain, and improve our website. Legal basis: legitimate interests.
- To comply with our legal and regulatory obligations. Legal basis: legal obligation.
5. Sharing your information — importantBecause we act as an introducer, the most significant use of your information is that we will pass it to a third-party mortgage broker, adviser, or lender so that they can contact you and provide regulated advice or arrange finance.
Once we introduce you, that firm becomes a separate data controller for your information. Their own privacy policy will govern how they use your data from that point. We recommend you read the privacy policy of any firm we introduce you to. We are not responsible for the data practices, advice, or products of any third-party firm.
We may also share your information with:
- Service providers who help us run our business (for example, website hosting, CRM, and analytics providers), under appropriate confidentiality and data protection terms.
- Regulators, law enforcement, or other authorities where we are legally required to do so.
We do not sell your personal information.
6. How long we keep your informationWe keep your personal information only for as long as necessary for the purposes set out in this policy — typically for the duration of your enquiry and a reasonable period afterwards to handle any follow-up, and longer where we are required to retain records to meet legal or regulatory obligations. When we no longer need your information, we securely delete or anonymise it.
7. International transfersWhere any of our service providers process your information outside the UK, we take steps to ensure it is protected by appropriate safeguards, such as standard contractual clauses or an adequacy decision recognised under UK law.
8. Your rightsUnder UK data protection law, you have the right to:
- Access the personal information we hold about you;
- Rectify inaccurate or incomplete information;
- Erase your information in certain circumstances;
- Restrict or object to our processing of your information;
- Data portability — to receive your information in a structured, commonly used format;
- Withdraw consent at any time, where we rely on consent.
To exercise any of these rights, please contact us using the details in section 13. You also have the right to complain to the Information Commissioner’s Office (ICO) at
ico.org.uk or on 0303 123 1113.
9. Cookies and trackingOur website uses cookies and similar technologies, including Google Tag Manager, analytics tools, and the Meta (Facebook) Pixel, to understand how visitors use our site and to measure and improve our marketing. 10. MarketingWhere you have consented or where we are otherwise permitted, we may send you information about our services. You can opt out at any time by using the unsubscribe link in our emails or by contacting us directly.
11. SecurityWe take appropriate technical and organisational measures to protect your personal information against unauthorised access, loss, or misuse. However, no method of transmission over the internet is completely secure, and we cannot guarantee absolute security.
